Great views from ALL windows. We provide blinds but you
probably will not want to close them! It would be very
hard for anyone to see in since you look down a hill and
over the top of Blacksburg clear over to the mountains!
You will be living across the street from the large
homes in the Stroubles Mill portion of Hethwood
subdivision. While only a 10-15 minute walk from
Foxridge, you will be enjoying a tranquil setting and
easy parking. Convenient to VT, Blacksburg, and also
Radford and Christiansburg. Often quicker to come home
and park than if live in Hethwood because there is no
traffic, stop signs nor need to hunt for a parking
space!
Only 15-20 minutes by bike path to the middle of
VT campus.
15 min to NRV Mall and Wal-Mart.
5 minutes to
the supermarket.
8 minutes to hospital.

To find: Take Prices Fork Road. Go one block from Food Lion

you forget to lock your door, it is highly unlikely you

mirror, since there are mirrors built-in.

built-in kitchen storage will surprise you. Flexible
closet space.
Place to store bicycles out of the weather
under the porch. Do you have a canoe? If so, there is
plenty of room to store it too!

heat and all walls insulated and sound proofed between
rooms inside unit as well as between units. Extremely
rare to hear neighbors (or their TV) at all! No dogs
allowed; so no barking, yellow spots or other
“surprises” on the lawns. Nice balcony/covered porch.

Non-smokers only.
No smoking on porches so you can enjoy
fresh air from the square miles of open fields and woods
just off the balcony. Keep your windows open! Much
wildlife to watch. Bird lovers, check out this location!

Blacksburg. Best of both worlds!

bird feeders have been the loudest critters on the
premises!
Most well-cared-for, caged pets are welcome. A policy of no uncaged (so no urine smells in the carpeting or scratches on walls, doors or cabinets) or
noisy pets (examples: loud parrots or barking dogs) helps us to maintain the tranquility and cleanliness of our
units. We gutted much of the buildings repairing things
with quality materials in a way so they should continue
to appear recently renovated. Definitely not a place for
noisy weekly parties.
We want residents to be happy and
to renew year after year (most of our residents do); so
we try hard to keep our promise of trying hard to
provide a nice place to live undisturbed by neighbors’
noise.
There are lawns and woods to enjoy. If you like
to garden, let us know! We are still working on them and
enjoy the help. We have renovated the properties inside
and out.
Forests Edge is like a small neighborhood. Only a
maximum of 8 residents in the entire four-unit building
and 4 residents in the house on the same 2.5 acres.
Landlord tries hard to make residents comfortable.
Lots and lots of off-street parking for you and your
visitors. Please look at our website to see more images

to get to photos and floor plans. All the photos will
give you an idea about the premises. Specific photos of
each unit say the unit’s name in the caption. This unit
is 1849 E Merrimac Road, Blacksburg, VA.
Anticipate availability by March 15th. However, it
might be available sometime earlier; please ask! We aim
for a minimum of one year leases with the ending dates
being the last week of July; so preference will be given
to people who will commit to a lease through July 2011.
(If you only need to rent through this coming July, we
may need to rent this way, but would rather not have
people moving out shortly after they move in.) Please
ask about the flexibility this landlord builds into the
lease to change the ending date to save residents money.
For example, since current residents are changing jobs
and moving out of the area, they have said we should
list their unit as available right after Christmas.
There is a savings if sign multi-year lease because the
rent will be “locked-in”.
Optional: Less-than-cost
monthly fee for use of very, very clean laundry room on-
site with like new front loading washer and dryer. No
coins needed.
We are not certain which other units will be coming available Summer 2010. All have different floor plans.
