Address: 1849 C Merrimac Road near Prices Fork Road. Great Neighborhood! Stroubles Mill/Hethwood is across the street. Woods, stars, and wildlife are at your back door. Quiet, peaceful, lots of parking, recent very thorough renovation with much concentration on safety, durability, and making places where residents would be happy and want to stay. We work hard to maintain our units as pet and smoke allergen free. This unit is in a wonderful location. We have lots of pictures and the floor plans posted on our website, but you need to call or e-mail (office@FORESTs-EDGE.com) us to get the website address as I am not permitted to put it here. Real Oak floors! Large eat-in kitchen with lots of counter-space. Two walk-in closets with flexible shelves and rods. Could be used for a desk, play area, or nursery, they are so big! All hardwood floors or nice vinyl. Versatile floor plan. Hardwired Ethernet/TV/Telephone to all rooms. Comcast broadband cable runs to a router; so you are not charged for each connection separately! Our 2.5 acre property has lots of parking for you, your neighbors and everyone's visitors! There is a small house. The four unit apartment building has two units per floor on the upper two floors with a laundry room and landlord’s storage on the bottom floor. There is plenty of room to store bicycles, canoes, and other outdoor equipment. 1849 C has views from all rooms. Looking East and to the back are trees, one small house next door (East), and, to the front, lawns and a view over Stroubles Mill neighborhood's large homes on Tall Oaks Drive right across the street (the back of Hethwood). 1849 is located on a hillside; so it is tough for anyone to look in! All the walls in the building were opened during the recent renovation; so all plumbing and electrical is in very good to excellent (brand-new) condition. Renovations have been done with permits and government inspectors. We worked hard to make all our units as if we or our own children would be living in them. The sound-proofing is amazing, between units and within the unit as well. It is very rare to hear a neighbor or even your roommate. Rarely will you hear a car door slam. More likely you will be awakened by the wildlife in the acres of woods. Close the door to your bedroom and you will not hear most sounds --- even in the rest of your apartment ---as there is soundproofing insulation in virtually all the walls and ceilings. Also, due to the insulated interior walls, by closing doors you can heat just one room or keep rooms at different temperatures so everyone is comfortable. Each room has its own thermostatically controlled 220v heater with fan; so each room can heat up quickly and stay that way very efficiently as its own little zone, if you close the door. There are reversible ceiling fans in every room and zone heating; so the electric bills can be kept incredibly low with little effort. AC has not been used in this unit for years, as the residents choose not to turn on their AC units because the fans are so effective. Plus all summer the large oak trees provide lots of shade and the cool air comes in from the forest. In winter, the leaves are gone and the sun's angle is so low that all winter it is bright in this unit. There are many more pluses to the rental units offered at Forests Edge. We only own 9 rental units and manage them ourselves. You will not be a "number" to us. We try hard to make our residences nice enough that our residents renew, and most do.Our residents frequently renew because they like how well we maintain our units and how quickly we respond when they contact us. Most stay with us for all the years they are renting in Blacksburg! Refrigerator (large side-by-side), stove, dishwasher, microwave. Mini-blinds on all windows. 1849 C can have up to two residents due to the zoning regulations. Only a maximum of 12 people may reside on the 2.5 acres (4 in the house plus 2 in each of the units in the four-unit apt building). There is much more off-street parking than would be used if we had 12 residents and each one had a car. Usually the buildings are fully-occupied, and, still, we only have around 9 or 10 residents with only around 7 cars total. So your friends would be able to find a space to park, if you lived at Forests Edge. No hangtag, parking stickers, or visitors' passes needed! The laundry room has a nice front-loading washer and dryer. No need for coins, and you can safely leave your detergent on the shelf. Leave the dryer lint, heat and machine noise outside your quiet apartment. There is a reasonable monthly charge (less than the cost to run the machines), if you would like to use the on-site laundry. This is a non-smoking building. Also, there is no smoking on the balconies or near the building where the smoke can enter through open windows. Since we own the building, we are able to offer smoke free air when you relax on the large balconies watching the deer and birds or enjoying the night sky. Our residents enjoy smelling flowers and the forests all day and night long. The building is located at the edge of Hethwood and behind it is nothing but hills and farms. It gets spectacularly dark when the motion-sensor security lights are not tripped on. The stars and the moon seem to be much closer here than in the rest of Blacksburg because they appear so bright! The bike path to VT and the rest of Blacksburg is right across the street. Radford and Christiansburg (as well as Blacksburg) are very easy to access from this location. The hospital is just down the road. Please do check Forests Edge website for a map. The small apartment building is easy to find by taking Prices Fork Road and turning onto Merrimac Road. Enjoy the expansive view over the beautiful Wall Farm, rather than dealing with traffic, stop signs and lights as your friends do when they go home. From Prices Fork Road, it is only one and a third miles to the three story white building. You can pull right into the large, usually mostly empty parking area. It is actually quicker to get here than to most places that seem "closer" to campus. (Try it!) Plus it is soooooo nice and peacefully quiet. It's pretty quick by bicycle (bike path) to most of VT and Blacksburg. Blacksburg Transit bus stop is a few blocks up Tall Oaks Drive. PLEASE ASK WHETHER WE HAVE ANYTHING ELSE AVAILABLE. ALL OF OUR UNITS ARE VERY QUIET & HAVE LOTS OF PARKING! Please come by! See you soon, I hope. 540-961-0138 One of our goals is always to not have to keep any of any renter's deposit for damage or cleaning; so we are providing durable units designed to handle human occupancy and be able to clean. 95+% of our residents have nothing taken out for damage because our units are finished with durable materials and our residents tend to take care of the units. We love animals (one of us is a veterinarian and we both have been actively involved in wildlife rescue), but in our rental units they must be in cages or aquaria and not be heard outside the unit, even with the windows open. This way they do not disturb other residents or damage the apartment. It also makes it possible for our renovated units to be promoted as pet allergen-free. We keep a list of any caged critters who have lived in our units; so people allergic to furry critters or birds will know what has been allowed in the specific unit. Our pet policy: No uncaged pets. No pets capable of making noise that can be heard outside the unit even with the windows open. No outdoor pets as we actively encourage wildlife. Many of our residents like to have bird feeders and to play on the lawns and plant plants in the gardens which is not compatible with walking dogs or free-ranging introduced predators such as cats. This makes it possible to live in our four unit building and not have to listen to your next door neighbor's dog bark or parrot scream, even rarely. All pets must be well-cared for. All pets must be reported to management. There is a reasonable pet fee for some species, and it is important for the pet's safety that management know of their existence to avoid injury due to chemicals, etc. used during repairs or other maintenance. Our units are designed to be durable when lived in by humans who take reasonable care of the unit. Toe nails and teeth cause damage which requires expensive repairs. We repair between tenants so that the units look as unpatched as possible, which is why we have used materials designed to withstand normal wear and tear by humans who take reasonable care of the unit. The paint, woodwork and cabinets are pretty durable, but will not withstand even occasional assaults by claws and teeth. The flooring is pretty tough requiring only routine vacuuming, mopping, and/or sweeping to remove grit to minimize scratching, gouging, and other deterioration but is not designed to withstand muddy paws and claws or pet "accidents." Many people move to our units for the peace, quiet, and beauty. Pet damage devalues units and makes them less appealing to prospective renters so it must be removed so that it appears to have never been there. Repairing pet damage is usually labor and money intensive and rental deposits generally do not cover it. Please do not ask if you can bring in dogs, cats, ferrets, chinchillas, etc. Your references for your pet may be stellar, but accepting a species known to be noisy or to cause damage will make it difficult to say "no" to another pet like it. Also, people with allergies to pet dander seek out our properties since they are rare in Blacksburg. Offering pet and smoke allergen free units is a large part of our reputation. Also, they are very quiet, are maintained as if they were recently renovated and very clean. It is impossible to charge a sufficient deposit to cover the costs of pet damage to units maintained as well as ours are. Thank you for your understanding as to why we can not make exceptions to allow your beloved pet if it does not fit our guidelines.

Major Renovation in progress. Plan to finish by mid-late November. Just purchased brand new full-sized FRONT loading washer and dryer and this week installing an efficient dryer ducting system to keep your laundry costs way down! The washer spins fast and uses little water (less to heat!) and the dryer has a powerful blower, but you will barely need the dryer as the washer will all but spin dry your clothes! The permit was obtained and the building inspector is scheduled to come this week to look at the work in progress. Soon there will be new ceramic tile flooring in the kitchen, living room, dining area, hallway, foyer, closets, laundry area, and bathroom. (Hopefully you can see the grout lines and the actual pattern in the tile in the photos.) The bedrooms have professionally cleaned and stain-protected wall-to-wall carpeting. Great galley kitchen with lots of counter space and an amazing amount of very sturdy wood cabinets. Since the ceilings are 9 feet high the open soffit area above the cabinets provides even more kitchen storage. Refrigerator, dishwasher, microwave, exhaust fan, newish stove and garbage disposal. Bathroom will soon have new ceramic tile from tub to ceiling and around the vanity. The vanity has two sinks. The full-sized porcelain bathtub with shower and toilet are separated from the sinks with a door. Waiting to be installed is a double curved rod for extra space when showering and lots of decorating possibilities. Many other brand new items being installed throughout unit. Nice corner shelving unit just custom-made for the unit. All new faucets in bathroom, kitchen and bath/shower. New universal/ADA height, elongated, 1.6 gallon toilet. Grab bar in the bathtub. Door way to the sink area was just enlarged. Unit is a ground floor unit which currently requires steps to access via the front door. Railing on patio can keep children on patio and then, when gate open, allows level access into the unit and makes it easy for children to get to the lawn to play. Easy to walk directly to nearby playground. Trash pick-up is provided, with the dumpsters, conveniently, right next to the 900 building but out of sight of this unit. Sewage and water are also provided. There is CAT-5 computer cabling and TV hook-ups in both bedrooms and the living room. You have a choice of Internet providers and Verizon DSL and Comcast both are available. Central heating and AC only a couple of years old. Double pane, insulated windows. All the double hung windows are vinyl replacement windows that are very easy to clean as they tilt in. Speaking of cleaning, the paint is a very good grade of Zinser paint that is easy to clean and of course the ceramic flooring should be very easy to maintain. The Scotch guard stain protectant on the bedroom carpeting should also help minimize cleaning difficulties. Obviously the new ceramic tile in the bathroom will be mildew free when you move in! Also, 52" 5-bladed reversible (for summer cooling and winter heat circulating) ceiling fans with lights in both bedrooms and the living rooms. Track lighting will provide many lighting options; so there should be plenty of lighting everywhere! The ceiling is being reinforced so it will be easy to hang a heavy plant even in front of the South facing window. This unit should have great lighting, even all winter. The patio ceiling however, cuts the western sun all summer so breezes can come through the patio door decreasing the need for costly AC. Amazing amount of storage! Closets are everywhere! Large pantry area. Shelving to be installed in the laundry area along with a bar to hang shirts fresh out of the dryer. The washer/dryer will be able to be hidden behind doors and the door to the washer will be able to be left open to keep from getting musty. Very quiet complex. Family-oriented. Children's playground nearby. Bike trails to the super market and Virginia Tech. The VT sheep meadows are adjacent to Brightwood Manor. Blacksburg Transit bus stops at the end of the driveway. Family doctors' office with evening and weekend emergency hours right next door. Kipps Elementary School and Blacksburg Middle and High Schools. Views from unit are of expansive lawns, the children's playground and Oak Manor Townhouses. Sheep meadows and woods are next to Brightwood Manor making it fun and convenient to watch the sheep and the llama. A family walk could take you to the sheep barns to watch the lambs. This is a terrific unit for serious students as well as families, individuals and couples. Brightwood Manor is a small (only 36 units) complex that is well-known as a place where one does not have wild parties since the police are called by multiple residents; so partiers must go elsewhere to party. Expect it to be very unusual to hear much noise, except a couple of weekends in August (before new residents realize that noise is not tolerated) and then at graduation in May. You may see that this unit is priced higher than some of the other units, even seemingly identical ones in Brightwood Manor. However, if you reside in one of our units, you would be residing in a unit where the owner/manager pays attention to details and the concerns of the residents and tries to install features that will keep residents' utility bills lower. We really do respond promptly to requests for repairs. We periodically send out e-mails asking if anything needs attention, and then follow-up quickly, if any work is needed. In fact, one of our Brightwood Manor residents moved to another unit in the complex because the price was lower for a unit with a similar floorplan. In December she called me to ask if I had anything available because the standard of maintenance of that unit was intolerably lower and not worth the "savings" she was seeking. When the new resident moves into 900 #3, the unit will be immaculately clean. Most of our residents renew year after year until they no longer need a rental unit in Blacksburg because we try hard to keep the units as nice as they day people move in. If we give you a tour now, you will see a work in progress; so you need to use your imagination. But if you come now, you might be able to have some input in the way the unit will be finished off. Please give us a call or e-mail. Thanks! No Smoking & no uncaged pets: As with all our units, this unit is maintained pet and smoke allergen free since renovation. This also helps us to keep our units looking as if they were recently renovated. We do allow most quiet caged pets as long as they are well cared for. No uncaged pets and no outdoor pets. No permitted pet may be capable of making noise that could be heard outside the unit with the windows open, except song birds which, of course, sound similar to birds outside in the trees and feeding at the neighbors' bird feeders. We maintain a list of the types of critters that have resided in our units so we can inform people with allergies of when the critters lived there.

From Downtown Blacksburg take Prices Fork Road; driveway is the 2nd left after cross 460 Bypass. However, the tenants are very likely to move-out earlier in the summer, and would be very happy if someone started their lease shortly after they move. WELL-MAINTAINED & VERY EASY TO KEEP CLEAN: Ceramic floors everywhere, except bedrooms which are carpeted. We urge residents to tell us when something needs attention because we want to maintain things so they do not break. Paint on walls is very durable and scrubbable. We regularly ask residents to alert us to anything loose, dripping, or just does not seem quite right; so things can be fixed before they break. MAINTENANCE: We try very hard to answer, promptly, residents' calls for assistance - day, night, weekends and even on holidays. SPACIOUS: 1260+ square feet of well-planned space. NO space wasted on stairwells. All hallways serve dual purpose of being access to the large rooms and for access to the numerous closets. Over NINE foot high ceilings; so you can use the space on top of regular height bookcases for more items. Plenty of space for over-sized items above very durable kitchen cabinets. Large pantry area. Washer and dryer are in lit closets with still more shelving. PLUS: Dry, covered Patio walks out onto lawn effectively enlarging your living space. PLUS: Common area Foyer for the building provides even more indoor space. BRIGHT: Lots of natural lighting during the day during the winter and tree shading patio during summer. Many built-in light fixtures for lots of light, even in closets. ENERGY-SAVING FEATURES: Has Heat Pump but rarely do tenants ever turn on AC. Naturally cool in summer. Ground floor unit; so the Earth keeps it warm in winter. 52 inch reversible ceiling fans with lights in all rooms which cool in summer and bring warm air down from 9 foot ceilings in winter. All windows and Patio door are double pane. Patio door swings and has a deadbolt so seals much better than a typical sliding patio door. Owner has lived in the unit so can share additional tips for conserving. VERY QUIET Location. Occasionally the sheep might wake you, perhaps once a year. Otherwise, most people move to Brightwood Manor to live quietly. When apartment/condo/townhouse/house hunting please come by any night and likely you will hear very little except some "neighborhood" type sounds, not loud parties. Please do come by on Thursday through Sunday evenings and you would find it hard to find a loud party. If you hear much noise, please do let us know! Brightwood Manor is known for its tranquility, and we want to keep it that way so people like you can have a quiet place to call home. There are nice, relaxing VIEWS out windows and off patio. UTILITIES: Water/sewer/trash pick-up included. CAT-5 computer, TV and telephone cabling to virtually all rooms. Comcast and Verizon DSL are available. MORE INFO: Two full baths; one has two sinks with a door providing privacy for tub and toilet. Refrigerator, range, dishwasher, garbage disposal, microwave, full-sized washer & dryer (with energy-saving booster fan). Great closets and many of them. MINIMAL ALLERGENS: Since renovations we have not allowed smoking nor any uncaged pets. Unlike many units at Brightwood Manor, your clothes dryer will vent to the outside of the building through a well-designed ventilation system, complete with booster fan. Also, there are exhaust fans in both bathrooms and over the kitchen stove. PET POLICY: No uncaged pets and nothing that is capable of making noise heard outside the unit even with the windows open. No outdoor pets. SMOKING POLICY: No smoking in our units or on the patios or balconies. These policies allow our residents who have moved to our units, often to avoid noise and smoke and pet allergens to not have them around, even coming through their open windows from another of our units or left behind by previous occupants of the units. While only a 10-15 minute walk from Foxridge; you will be enjoying a tranquil, country setting and very easy parking. Convenient to VT, Blacksburg, and, also, Radford and Christiansburg. Usually quicker to come home and park than if live in Hethwood because there is no traffic, stop signs nor need to hunt for a parking space! Only 15-20 minutes by bike path to the middle of VT campus. 15 min to NRV Mall and Wal-Mart. 5 minutes to the supermarket. 8 minutes to hospital. BT bus a few blocks walk. EZ bike ride via the bike trail to Kipps Elementary and the Blacksburg Middle School. To find: Take Prices Fork Road. Go one block from Food Lion and the Fire Station. Just past Kipps Elementary and the Blacksburg Middle School, turn Left onto Merrimac Road. Cox's miniature golf, driving range and batting cages are on the opposite corner. It is 1.3 miles to the back of Hethwood subdivision and the foot of our driveway for 1849 and 1855 Merrimac Road. High speed cable available. New wiring, new plumbing. Wired in smoke detectors. Thick firewalls. Extensive renovations done with close involvement by building inspectors. Carpeting is thoroughly, professionally cleaned between tenants and we insist that stain protection (eg Scotchguard) is applied so it will be easy to keep the carpeting looking nice. Most places provide cleaned carpeting but do not bother with the stain protection. To us this is an essential part of maintaining our residences! Yes, there is a dishwasher! Yes, there is undercabinet lighting and there are lights in the closets. Yes, there is a microwave. Yes, there is a doorbell, deadbolts and security lighting. (However, if you forget to lock your door, it is highly unlikely you need to worry.) No, you won’t need to bring a large mirror, since there are mirrors built-in. The amount of built-in kitchen storage will surprise you. Flexible closet space. Place to store bicycles out of the weather under the porch. Do you have a canoe? If so, there is plenty of room to store it too! Please come see how many nice amenities we have put in Forests Edge. County Water included. Low heating bills because zoned heat and all walls insulated. Sound proofed between rooms inside unit as well as between units. Extremely rare to hear neighbors (or their TV) at all! Definitely not a place for noisy weekly parties. Nice balcony/covered porch where you can sip your morning coffee or relax in the evenings looking at the stars. Yes, there is a place set aside for your barbecue grill Non-smokers only. No smoking on porches so you can enjoy fresh air from the square miles of open fields and woods just off the balcony or Keep your windows open! Much wildlife to watch. Bird lovers, check out this location! Explore the woods outside your door; yet, be across the street from the largest established subdivision in Blacksburg. Best of both worlds! Birds hovering around bird feeders have been the loudest critters on the premises! Most well-cared-for, caged pets are welcome. A policy of no uncaged (so no urine smells in the carpeting or scratches on walls, doors or cabinets) or noisy pets (examples: loud parrots or barking dogs) helps us to maintain the tranquility and cleanliness of our units. Basically no critters permitted who are capable of being heard outside with the windows open. We gutted much of the buildings repairing things with quality materials in a way so they should continue to appear recently renovated. No, you won't have to worry that a previous resident cat or dog left surprise smells behind since no uncaged pets have been permitted since extensive renovations. No dogs allowed; so no barking coming from the next unit and no yellow spots or other “surprises” on the lawns from residents' pets. Allergy sufferers: Since no smoking or uncaged pets since renovations, this has eliminated many common allergens! We want residents to be happy and to renew year after year (most of our residents do); so we try hard to keep our promise of trying hard to provide a nice place to live undisturbed by neighbors’ noise. There are lawns and woods to enjoy. If you like to garden, let us know! We are still working on them and enjoy the help. We have renovated the properties inside and out. Forests Edge is like a small neighborhood. Only a maximum of 8 residents in the entire four-unit building and 4 residents in the house on the same 2.5 acres. Landlord tries hard to make residents comfortable. Most of our residents renew year after year. Lots and lots of off-street parking for you and your visitors. Optional: Less-than-cost monthly fee for use of very, very clean laundry room on-site with like new front-loading washer and dryer. No coins needed. Optional: Comcast serves this area. Generally we save people much rent money because we are usually able to find someone to sign a lease to move in close to the time the vacating tenants would like to vacate the unit. Due to the economy and sudden changes in plans, units may suddenly come available at any time. All have different floor plans, 2-3 BR units. Please ask about them as well. Routinely we assist people to find someone to start the next lease early when people graduate or change jobs in May or December. This wonderful, bright cheery home will be shiny clean to welcome you as you move in. It is easy to schedule tours whenever we can match schedules. Day, evening or weekend is fine. Our lengthy descriptions should give you a good "feel" for this well-cared for home. The detailed description is definitely appreciated by people at a distance who may have to make a decision without getting to spend much time in the home or even being able to come to Blacksburg to do a tour at all. This home is very nice, very comfortable, homey, clean and bright. When gutted recently for total renovation, we insisted the charm and personality be maintained so it feels like a home, not a bunch of square boxy rooms. There is much included to save you time and money; so please remember to factor these in as you do your price comparisons. We do the mowing, leaf removal and snowplowing of the driveway. This is the rare place where the cost of doing laundry is included! Not having to pay for heating water and running the dryer saves much on utility bills. Plus you do not have the heat, lint, and clutter of a laundry room taking up precious square footage in your home, but you can store your cleaning supplies right next to the washer. Someone else keeps the laundry room tidy. The ground floor stays cool in the summer without AC! Very efficient use is made of space! If there is a nook, there is a shelf or closet. Most shelving is adjustable. The house is a lot “bigger” than it appears from outside. There are lots of flexible closets and no wasted square footage in hallways. Within the walls is everything from CAT-5 ethernet/TV/phone cabling to all rooms, to all new wiring, all new plumbing, all new heating ducts, and lots of insulation and soundproofing (even between rooms and floors)! It is tough to hear a TV or computer from one room to another. Parents please note that the soundproofing muffles the sounds of a temper tantrum as well as a teenager's music. Neighbors are quiet (Sometimes, however, the wild birds in the woods do get pretty rowdy). You can plant stuff in the gardens, but be prepared for the deer to eat it. If you are looking to live in a convenient, quiet, peaceful neighborhood, surrounded by Nature, then you will likely enjoy living here. If you’re looking for a place to party, please do not consider renting this home. We try to rent only to people with a good record of having taken good care of previous residences. Beautiful location: Located on 2.5 acres, shared only with 8 other residents in a similarly maintained and quiet 4-unit apartment building next door. You'll be living across the street from the end of Tall Oaks Drive/Stroubles Mill, Hethwood in Blacksburg. Bike/walking path to Kipps Elementary, Blacksburg Middle School, grocery store, VT, Corporate Research Center, and VCOM. Hospital is just 5-8 minutes down the road. 11 minute drive to CRC/VCOM. All this plus beautiful rural Virginia Countryside just outside your back door! Square Miles of woods and fields behind. Mountain sunsets daily! People renew year after year at Forests Edge because the properties are well-maintained, very quiet and there is lots of parking. It is faster to get home here than in much of Blacksburg because there's little traffic and no stop signs! EZ to: Blacksburg, Radford, Christiansburg, The Malls. Corporate Research Center, Hospital, VCOM, etc. Avoid most VT traffic to I-81 and Mall. Walking/running/bike path across street (Hethwood)...goes right to VT campus. (If you bike quickly only 15-20 minutes door to your door on campus.) Great off-street parking. Para-transit will come to the door. 3-4 blocks to BT bus. Original real oak floors, real wood paneling, all original solid wood interior doors, nooks and crannies, etc. have been kept. Plaster walls are beautiful. The upstairs full-bath was added during renovation. Downstairs bath was modified to be universally accessible without looking like it is. Incredible storage and wall heaters in both bathrooms! Large Ceiling fans (with lights) are in every room. There is also a whole house fan. New double-paned, low-E windows have full screens, not just 1/2 screens, so it's possible to ventilate rooms well even when raining. 3 bedrooms have flexible closets. 4th BR has no closet; yet pocket door makes it a convenient extension of other bedroom on main level. There is plenty of storage in the hall + bath next door to 4th bedroom. 4th bedroom makes a terrific office, playroom, hobby room, or den, especially since it has an additional heater to zone heat that room. The 2 large bedrooms upstairs have great views through over-sized windows. One faces East, the other West. Mini-blinds on every window, except East facing upstairs window where faux wood blinds really block the light, if you choose to hide from the great view of the morning sunrise. The comfortably-sized EAT-IN KITCHEN even has a closet under the steps with a light so you can sort through your over-sized pots, bowls, wedding gifts, etc. (or a child could play in this “secret” hide-away). Stove, refrigerator (brand new Fall 2007), microwave, dishwasher, ample cabinets and counterspace, windows on two walls facing woods and fields, plus exhaust fan in kitchen. Lots of built-in and/or flexible shelving/storage throughout the house. County Water & septic included. Well for watering gardens. INCLUDED: Mowing is done for you so you can lounge outside and enjoy the peace and quiet rather than pushing the mower. Snow plowing of the driveway is done for you, too; so sled on the hill after shoveling the snow off the level back path. The back path will be ice free if you turn on the heater embedded in the aggregate stone path. INCLUDED: Use of very convenient (really!) laundry (no coins!) Most people do not think about how much it costs to heat water for laundry and to run a dryer. Likely you will save around $100 per month in laundry costs. Also, the heat and humidity from the dryer as well as the dryer lint will not be in your home! Really nice large-capacity Bosch front-loader washer and a Whirlpool dryer in the very, clean convenient laundry area. The front loader is so efficient, the dryer and washer finish in about the same time. Shelves provided to store your detergent. This home will be extremely clean on move-in so please trust the pictures. The home is painted with Benjamin Moore and Glidden paints. Most of the flooring is original oak flooring with very good quality vinyl flooring in the kitchen, hallways and bathrooms. This use of quality materials makes it easy to keep the home clean. Pet allergen free since renovation. No uncaged pets permitted. (No residual smell of other people's cats or dogs.) Exotic pets in cages are generally OK with landlord. No outdoor pets - this helps to keep the area quiet and encourages wildlife. No smoking permitted inside since renovation! No smoking please, we renovated this home to make it bright, removing lots of smoke haze from walls and ceilings. New ductwork should have no smoke allergen residue. Maximum 4 people since it has a septic system sized for four people. Children use at least as much water as adults. Septic systems are sized based upon the amount of water usage they can handle. The ground floor is all but ADA compliant/universally accessible. A young resident who broke his leg was grateful there were no thresholds on the main level where his bedroom was; the downstairs bathroom was easy with crutches; and the heater in the level back path kept it ice free so he could benefit from the traction provided by the pretty aggregate concrete path. BT Paratransit will pick up at the door, if you can not walk the several blocks to the bus stop. The home was renovated to make it pretty comfortable all summer long, without the huge cost of running AC. The fans and insulation, when used as designed, really do a great job of keeping the cost of keeping the home comfortable all year round. With a little effort (opening windows at night and closing in the morning) you can save much money all summer long. The landlord will provide a room AC unit which vents to the outside, if you decide you need it. This system does not block the view as a window AC would. New ducting and oil furnace installed recently. Wall heaters in both full baths and fourth bedroom (office/playroom/den/hobby area) so you can turn down the heat (new oil furnace) elsewhere and still keep these rooms very warm. Insulation between floors and rooms muffles sound as well as contributes to the energy-saving features of this home. We only have this one house, but we have 8 other similarly located, maintained, and upgraded condos and apartments. Please ask! Please tell other people. In recent years our residents have all renewed unless they were moving out of town, purchasing a home, or significantly changing their roommate situations.
